Coordinated Shop Drawing

The Scope Paralysis

Designers’ fees aren’t enough to cover detailed shop drawings and Quantity Surveying (QS), so they rely on contractors.
Contractors face time-pressure while tendering, design coordination, and variations/billing.
Both, Designers & Contractors are not paid through asset operations, rendering evidence- based design learnings redundant.

Digital Twins bridge most of these gaps

Design is faster & more robust with co- generated, drawings and Quantity Survey (QS).
Contractors/Projects Team track and bill on a common platform (means robust As-built).
Synchronous BIM has active system functions hence a LIVE model is available for operators.

Bill of Materials [BOM]

31% Projects completed within budget

A no-escalation contract, requires high-quality documentation, from a comprehensive virtual model that leaves no details overlooked.

  • Faster design
  • 15-20%
  • development
  • Faster than 2D
  • & more robust

Faster design, development & more robust

15-20% Faster
than 2D including changes / revisions

Design changes are a constant, these are done faster with automatically updated drawing annotations and Quantity Survey (QS) differentials.

Time & Resources to Build

25% Projects completed within deadline

Construction is still labour-intensive; hence having an adequate workforce and maximising their productivity is crucial to meet deadlines.

Prefabrication modularity, as seen in China, has proven to significantly increase delivery speed. Refer Appendix, for an integrated Approach.

Note: Volumetric construction relies on heavy-duty cranes and cumbersome transportation. For reference, Singapore alone, has over 20 plants servicing this need.

is hard-wired to actuals from:

  • Daily In/Out of Labour & Material
  • Daily Progress Report (DPR)
  • Billing too is marked on model.

Facility / Assets Management

As technical design practices, we have limited experience in asset operations, so there’s limited to showcase. Connecting the As-built (LOD 500) to billing ensures a robust foundation for ongoing asset operations. Additionally, Synchronous BIM has active system functions; hence a LIVE model is available for IBMS.

IBMS = Intelligent Building Management Systems

Facility Operations

  • trend analysis,
  • carbon footprint
  • anomaly alarms,
  • online workflow audits,
  • passive optimisations,
  • ML/Al applications etc

Asset Maximization

  • placemaking,
  • policies & SOPS.
  • activate neighbor-hood,
  • showcase break-thrutech.
  • feedback loops/surveys etc

7D BIM i.e. Asset / Facility management.

As designers, specifying control logics and staying updated with them; goes beyond the functional Input / Output (1/0) Schedule for IBMS e.g
